Assessments are set by the board when it adopts the annual budget. Common drivers include insurance, utilities, and reserve funding, and the adopted budget shows changes by category. To see how reserve funding affects the numbers, the reserve fund calculator gives a simple estimate.
Waivers and adjustments are decided by whoever your governing documents and applicable law authorize, often the board or a committee. Ambriel can explain the process and make sure your request reaches the right people.
Respond in writing so your position is on file, and include photos if they help. If you believe the notice cites the wrong provision, let us know so it can be reviewed.
Timing depends on your community's documents, how often the review committee meets, and the requirements for your type of association. Complete plans help the committee review your request without delays.
Check your declaration and any adopted rental rules first, since some communities limit lease terms, minimum lease lengths, or the number of homes that can be leased. If you have questions, ask before you sign a lease.
Call the office or send a message, and we will help you find the right answer. For anything unsafe or actively causing damage, call rather than sending a portal request. If anyone is in immediate danger, call 911.
